Hi. My family and I are moving to the Phoenix area this summer and I'd like a little advice on which city would be better suited for us. I've been doing my own research and based on our budget and other preferences, we've narrowed it down to either Chandler or Gilbert.

Basically what I'd like to know is what are the best overall areas in these two cities in regards to schools, crime and activities for the family. We have an 18 month old and a 3 month old so we're looking for kid friendly neighborhoods.

My husband works from home so commute won't be an issue. Also, our budget is $400k.

Any advice or suggestions would be greatly appreciated!

South Chandler is the nicest part of Chandler and my favorite area in the East Valley. This is also more family oriented than other parts of Chandler (bigger houses, bigger lots, great schools, sports, etc). Ocotillo and Fulton Ranch are the best master planned communities in the area, but $400,000 won't go too far in those communities so check out some of the surrounding communities too such as Fox Crossing, Carino Estates, Geneva Estates, etc. Gilbert is OK, I just personally wouldn't live there with other options available such as Chandler, South Tempe and Ahwatukee.

With your budget, the homes and neighborhoods will be quite nice. Since you're not considering an age restricted community, I think you'll find that neighborhoods will be kid friendly. With the little ones, you might opt for a neighborhood with a community pool. When the kids get older, you could put your own pool in.

Seville, Power Ranch, Val Vista Lakes are the first communities that pop into my mind, in Gilbert. They all have a club house, and offer family activities.

Thank you both for your input. I'll definitely be looking into those communities.

I like the idea of having a community pool vs our own pool because of the little ones. Hadn't even thought about that. Thanks for the tip!

You don't need a community pool necessarily. Hamilton, Perry and Basha High Schools have city pools/waterparks and they cost next to nothing for Chandler residents to use. Better than paying higher HOA dues to maintain the community pool IMO. Check out the city pool at Basha High...

Good to know!

Does south Chandler have any shopping or fine dining in the area? And what are the demographics?

Also, are there any gated communities in this area? And what are the standard hoa fees?

South Chandler has a lot of shopping and dining. not a ton of "fine" dining but it's there. There are many gated communities, one that comes to mind that may be in your price range is countryside estates. there's some in Arden park and one in carino estates as well. hoa fees probable $60/mo as an average, twice that for gated. you really don't need gates in the area to feel secure though.

That waterpark is amazing for how inexpensive it is. I like community pools though, as it gives you the opportunity to connect with your neighbors and make new friends.

How bad is the airplane noise for Morrison Ranch in Gilbert? I heard that this housing section is located along the flight path for Phoenix Mesa Gateway airport. Any helpful insights on this topic would be appreciated. Thank you in advance.
