Like to hear about experiences with Westbrook Village. We've looked at the Sun Cities (original-too old), SCW (seems very, very crowded with lots of traffic), Grand (very small lots and a bit pricey)....We're planning a visit later this summer. Anyone familiar with the financials of the hoa?

We also prefer gas appliances and know that some developments don't have that available. Westbrook?

Any input would be appreciated. Thank you!!

Westbrook village is a beautiful and well kept area with a mixture of retired and young people. The houses crowd each other on those tiny lots and leave very little breathing space. The streets are very narrow and some are difficult to maneuver or park on. Many driveways are too slanted and easy to roll out into the streets.
They have a very strict HOA, more so than the Sun Cities.

Many homes in Westbrook Village have gas heat and gas appliances. Gas is available.

I generally like Westbrook Village. It attracts mixed ages, but it's generally occupied by older adults. The neighborhoods are kept up very well, and the older greener section is the most pleasing. The one thing that would make me uncomfortable is the strict HOA I've heard about. I don't have anything against the general concept of HOAs because they do generally help improve the aesthetics & upkeep ... however, there are horror stories about some of them being overly aggressive with residents, and imposing fines for things that are very petty in nature. When a homeowner has to pay a fee, and is forbidden to have certain plants, decorations, or flags, that sounds more like a dictatorship than home ownership.
