Hi all,

My wife and I have rented in Phoenix for about a year and found a house we would like to buy in the area off of Cave Creek between Union Hills and Beardsley. Can anyone tell us your experiences with/thoughts on this area?

We work about 20 minutes away so don't mind the drive to work. Just wondering if anyone is familiar with this neighborhood?

It's fine but pretty blue collar with lots of trailer parks nearby. I have a friend that lived right there and their biggest problem was stray cats pooping all over.

I, personally, like that area.

The farther away from the "square" of Bell Rd. / 32nd St. / Greenway / Cave Creek the better you are.

Overall, this is a pretty good area. As with many parts of Phoenix, there are pockets that are better than others. If you're west of Cave Creek road, there are some really nice new-ish homes (actually looked at one last year when I was buying). There's even a few blocks that are near or up against the hills that have some huge half-million dollar type homes. East of Cave Creek, the neighborhood tends to alternate between regular, modest working-class homes and trailers until you get to 32nd Street. The only exception being a pocket of newer development between Beardsley and the 101 just east of the Costco. Certainly not unsafe or anything like that, but not as nice as the homes on the other side of Cave Creek.

It's fine. Basic middle class neighborhood.


Further south close to Bell Rd. it's lower middle class. Not violent or dangerous or anything like that just kinda junky looking. I'd certainly not have a problem walking down to the store late at night in that area.

I've lived in that exact neighborhood since 2009. It's very quiet & convenient- with a constant stream of walkers & joggers & very little crime. The high school down the street seems to be pretty well regarded & almost has a 1950's vibe - I can hear quite a crowd during home games. You could do a lot worse.

As for stray cats, I just don't see how that's possible - the mountain preserve has a healthy stock of coyotes & I see them frequently when walking my dog.

So true. One of our neighbors decided to keep his cat outdoors. We warned him and after a short time it was gone. Cats don't live long around there outdoors. The coyotes are fairly shy over day though as we regularly hike the hills with our kids and never encountered them.

My buddy that lived over there had them scratch the hell out of his car. I'd see them everytime I'd go over there. Maybe it was isolated to his area - who knows he could have had a crazy cat person next door.
