We've been looking for almost a month with no luck. Trying to find 3+ bdrm., close to 1,800 sq. Ft with pool, 1 story in the 235k or less range. North of thunderbird, west of 67th ave. Ish.
We found alot of closet bedrooms, houses with a lot of issues. Etc. Any help would be greatly appreciated!

One of the house we looked at loved was already in negotiations when we tried to offer. Missed it by a hour or so.....so disapointed.
Maybe we are just better off staying on the rent?

Check out the original square mile of Arrowhead Ranch, around the country club (NWC 67th/Union Hills). Should be something in there and keep 4 bedrooms in mind that way maybe only bedroom 4 will be closet sized. houses in there built 1985 to early 1990's. it may not be remodeled or have a pool for that price.

Don't give up it's frustrating - I'm sure your realtor isn't giving up - it takes months sometimes to find the ideal home and it's good you are not compromising - some people just talk themselves in to a house just to get over the process it's so stressful - but then regret their decisions. We are lucky these days we have so many pictures and access on the internet - it wasn't like this 10years ago so do a lot of your analysis online and only go to the ones that really have potential. Hash it out with your family and realtor and see what are the must haves vs the nice to haves and be realistic about price - prices...

A lot of homes are coming to market slowly but surely - many waited till after the holidays - so just be patient - maybe take a couple weeks break - but it'll happen! best of luck!!!

I don't know if you can find something in the area of 67th/Union Hill for that price. My daughter lives in this area. She just listed a house with 1,800 sq ft and the asking price is something like 290,000 (don't know if there is a pool). This area is expensive.

The good deals for homes in nice areas is ended in 2013 if you didn't buy then plan on spending an extra 100k that is what I have found.

This^^. The $100K homes then are $200K now. The $200K homes then are $300K now.

LOL, since 2013? I don't think so. Maybe since 2011 when we were at the bottom. Since 2013 prices have only increased in the 20-30% range, but leveled off more recently.

True I just looked it up on MLS and 260K seems to be the entry point for that neighborhood. There is older housing stock further East near Deer Valley HS that will fit in that range however.
