If the average income in Gilbert is higher than Chandler, why do new homes typically cost more in Chandler for the same floorplan? It seems odd that the average income in Gilbert is higher yet prices for new homes are generally higher in Chandler.

Is it due to Chandler's more central location? It would be interesting to know.

My guess is location. It's closer (somewhat) to Phoenix and freeways. The further out one goes, the more the house prices seem to go down.

Just because Gilbert's average income may be higher, it doesn't mean that Gilbert is in any way more affluent. Chandler is simply more diverse. Gilbert has more negatives in terms of location, Mormon concentration/government, ridiculous school board, cookie cutter houses (for the most part).

Chandler has always had an exceptional school district, with little to no negative publicity. Gilbert has had some problems, and it's well known that some of the teachers in Gilbert left without being replaced, I think. The word was disgruntled. In addition, Chandler Mall and the surrounding areas are doing very very well. Nothing is closing down and in fact, stuff is being built all the time. Finally the eyesore across from Chandler mall was torn down and a new hotel, mall, restaurant complex is being built, although the name escapes me. (Starts with a V).

Note that parts of the Chandler Unified School District extends into southern Gilbert, and parts of eastern Gilbert are in the Higley Unified School District, neither of which are facing the problems of Gilbert Public Schools.

At the same time, not all of Chandler is in the Chandler Unified School District. The western, more liberal part of Chandler is in the Kyrene School District, which feeds into the Tempe Union High School District. Some parts of northern Chandler are also either in Mesa Public Schools or Gilbert Public Schools.

Supply and demand. Chandler has a lot of high paying employment, people want to be near work. Chandler has a growing Indian and Asian population as well and people from those cultures can get needed ammeneties in Chandler that aren't quite there in Gilbert.

Gilbert may have a higher average or median income, however this is due to Chandler having a low income area bringing the median down, while Gilbert really does not. If you look at the median income in South Chandler vs South Gilbert, South Chandler wins in a blowout. The median household incomes in the Fulton Ranch and Ocotillo areas are about $170,000 (this is a large area of several square miles), there's no way Adora Trails, Seville or Power Ranch comes close to that number. The reason is location, it is closer to town, close to the freeway, close to Tempe and has the Price Corridor with employment. As you go East down Ocotillo Rd from Chandler and into Gilbert, the incomes and property values steadily goes down in and apples to apples comparison. What is not an apples to apples comparison is taking the overall median incomes of each city and concluding what you did.

Bingo! Chandler has a growing tech sector which translates into higher (hopefully) salaries, which attracts families and professionals with disposable income. Besides, it's close to many of the major highways making for an easier commute and, it's just a nice place to live!!! However, Gilbert is certainly no slouch and if it ever started luring tech companies I think Chandler may be in trouble.

Gilbert just stole Isagenix headquarters from the Price Corridor in Chandler, into Gilbert's new Rivulon development. Rivulon in on the North side of the 202 and just across the street from Chandler and also landed a Mercedes-Benz dealer and some other employers. Chandler stole Infusionsoft from Gilbert several years ago and they are expanding like crazy in the Park Place development.
