I've seen a couple here in my neighborhood & I know that certain price-points are really empty of inventory - has anyone here listed (or bought) a property that way & got multiple offers or a bidding war?

Obviously, as a seller - I want knife-fights & wrestle-mania type-action going on amongst the bidders for my house..

Do I have a better chance of getting that by hanging a "coming soon" listing (no showings allowed) a week before it "pops" on MLS?

I.E. "Coming soon, ready to show next week Thursday, all offers opened on the following Monday"..

Meanwhile, the house is finished, photographed, staged & ready-to go (but locked up tight/ no lockbox) during the "coming soon" period...

It can't hurt! Inventory where I live (Marley Park in Surprise) has been ridiculously low and at least three houses I know of have sold in the last few months before hitting the MLS; there have been bidding wars on others with houses going over asking.

Good luck selling your house! Hopefully, you are listing soon as the market usually cools off starting in July.

A listing near me in South Tempe was "coming soon" for a long time. Now it's had a regular sign out front, again for quite a while. We have one of those Open Door listings nearby, too, which says "coming soon" as well. That one is still in that status.

FWIW, I've spent the last couple months house hunting (settled on new build - since buying resale from another state is a pita, too lengthy to detail here)... I completely ignored all "coming soon"...

If someone is serious about buying, they are looking right then... If you're serious about selling, grab 'em while they are ready... If you arent in a hurry and aren't targeting serious buyers - then sure, play all the games you want.

I agree with this statement it's a missed opportunity if you lose a buyer. I use Coming Soon a week before we go to market to alert other brokers so that they can have ample time to schedule for my broker open, as well if they have a buyer that's on the fence about a house, that they can be educated and have some foresight as to what's coming soon to market.
