How is it "far" compared to Verrado which is farther down I-10? 303 has no traffic, speeds run 70 mph all day and night. The mileage from Olive to 303/I-10 is 10 miles while the mileage from Verrado to the same spot is 7 miles in generally constant heavier traffic. It's pretty much a wash when travel time is calculated.

Look, I get you love Verrado, it's nice to be sure but expensive when it comes to HOA fees,utilities,distance to amenities/necessities etc. We looked at that area as recently as 6 months ago while thinking of downsizing.
I was just pointing out there are places within the OP's parameters that will give more bang for the buck (larger homes/larger lots with pools) or could offer a family with children a rural lifestyle instead of another cookie cutter subdivision with the same (or less at times) commute time...

Agree, always see lots of people out running, walking dogs, cycling, walking around the lakes, feels peaceful.

West valley is pretty spread out . I think I would recommend Goodyear and the side North of I-10 called Palm Valley . Pretty and well kept ,great schools and lots of shopping and restaurants . Also Goodyear is the wealthiest city in the W. Valley and is closer to Phoenix and jobs.

I bought a house in Coldwater Springs in Avondale last year. I absolutely love my little section of the development, even thought it's *GASP!* south of the 10!
