The building is at 303 and Indian School, on the east side of 303. It was just finished a month ago and will be expanded by another 150,000 sqft +/- prior to opening.

Is UPS demand really increasing here in the Valley? I know currently the entire West Valley is currently served by the Central Phoenix hub on 31st Avenue, however, what used to be one of the largest customers, Amazon, is now using them less often. UPS now seems to be like the third (possibly fourth) choice for Amazon orders here in the Valley, behind Amazon Logistics and the USPS, but ahead of FedEx. Not sure where OnTrac fits in as far as Amazon order priority, since which is why I don't know if UPS ranks third or fourth for Amazon orders, although both UPS and OnTrac seem to be more common than FedEx.

Of course, any overflow that Amazon Logistics and the USPS can't handle will overflow to UPS and the other two. Remember that Amazon Prime orders shipped via Amazon Logistics or the USPS (after all the USPS really only does the last mile for Prime orders) must go through Amazon's local sortation center, which obviously has capacity limitations. By shipping UPS (or FedEx or OnTrac) the Amazon Sortation Center is bypassed.

I think Amazon will first try to route Prime orders to Amazon Logistics, and if there is no more space available on the truck to the Delivery Station serving that ZIP code, Amazon will then try to route your order to the USPS. If there is no space available on the Amazon truck to your local post office, Amazon will use UPS, OnTrac, or FedEx as a last resort.

Apparently. The facility is going to be almost a million square feet (970,000).

One other addition, a Pottery Barn outlet is scheduled to go in the Shopping center where "World Market" is on Cotton lane/Yuma Rd down from I-10 in Canyon Trails Towne Center.

Even though Amazon seems to be using UPS less often than in the past, again there will still be some overflow that will go to UPS for packages that cant be routed to Amazon Logistics nor USPS. Sky Harbor is quite a drive from some portions of the far West Valley, and I also read that the Sky Harbor Delivery Station is smaller than the old Tolleson Delivery Station, which could cause more Prime orders in the West Valley to overflow to the USPS and even to UPS.

Plus, with the population growth in the West Valley, demand would only naturally increase even without Amazon. As stated, there is only one UPS hub that serves the entire West Valley on 31st Avenue in Phoenix. For comparison, the East Valley has two UPS hubs, in Tempe (which serves Tempe, Scottsdale, Paradise Valley, Carefree, and parts of east Phoenix) and Mesa (which serves Mesa, Chandler, Gilbert, Queen Creek, San Tan Valley, and probably Apache Junction).

If I would guess how they would split the West Valley between the hubs, my guess is that West Phoenix and the Northwest Valley (Glendale, Peoria, El Mirage, Youngtown, Surprise, and the Sun Cities) will continue to be served by the hub on 31st Avenue, while the Southwest Valley (Goodyear, Avondale, Tolleson, Buckeye, and Litchfield Park) will be served by the new hub in Goodyear.

This new UPS hub is in a business development zone (big tax breaks) and in a perfect place to route packages in/out of the west coast and heading north up through Vegas given the 303 is finished. They are also installing a LNG fueling station which will be great if more people in the area switch over to LNG vehicles.
