I notice that more people are friendlier over here. They actually look you in your eye and ask "how are you?"

Especially when hiking or biking on the trails, a lot of folks say hi or ask general questions.

Do you all think Phoenix will experience similar problems to So Cal in the next 10-20 years? Traffic, expensive real estate, etc..

It certainly seems that way given the sprawl, constant building of single family homes far away from the city core, constant freeway building/widening projects underway, and the growth projected from all the people moving in seeking a sunnier climate, a stronger economy, and more "affordable" housing relative to where they're from.

I dont think PHX will be on So cal level of real estate ever. Although the reality of inflation across this country is many will and are getting priced out of homeownership. My mother moved from L.A. to Phx in the 90's and she stays complaining about the traffic and she is retired.

The average price per sq ft in Los Angeles is probably in the mid $400s. There are many homes in some central Phoenix neighborhoods at that and above already.

I just dont think the overall real estate market of So Cal will be in PHX where cheap homes in bad neighborhoods are selling for half a mil. I could be wrong and that could be the future of PHX

It probably won't reach the same level but it'll be awfully close given the current economy in Phoenix.

Most people now seek cheaper housing farther away in the suburbs to live in a decent area either in the West or East Valley and that creates problems with traffic during rush hours, very similar problem with So Cal in general. The response from the state and population has been to build wider and more freeways.
