Here is my scenario. I’m in Orange County. Time to downsize so house is for sale. The sale of my home allows me the funds to move into a 2 bedroom condo in Orange County ( no ocean views as that is super expensive even for a condo so would be more inland ) OR buy a home in in Vistanica gated community in Peoria?

I would think the East Valley (Chandler, Gilbert, and Scottsdale in particular) would be more similar to Orange County in culture than the West Valley. Is there a particular job near Peoria that you will be working for?

Stay in Orange Co. Peoria is boring. The weather is dreadful compared to Orange. Utilities will eat up a huge amount in a SFR in Phoenix compared to Orange Co. Vistancia is out there and inconvenient to just about everything.

The larger question is...why would you want to move to AZ? Retiring? New Job? Don't want to have to put a secondary water meter in your home so the Govt can restrict you to 55 gallons per day?

If your at the stage in life where it's downsizing time, have
you given thought for the next ten or what ever years ahead


In my humble opinion, tax's would play a huge roll and with this
being said if there is any equity left over putting some into something
that will ensure a cozy future might be something to consider

Just to be clear. House is selling no matter what, that’s been decided. . So everyone thinks a condo in OC is s better idea than moving to a house in a gated community in Vistancia? Weather I’m aware is horribly hot in the summer but the rest of the year seems to be great.

Yes definitely looking to invest for the future and a small house in Arizona would help me achieve that. A condo in Orange County not so much because believe it or not a condo here is more than a house in Vistancia unless I get a 1 bedroom. I’m not looking to downsize that much. I currently have a 5 bedroom. Looking for a 3 bedroom. And yes. Taxes are a concern as well.
