Compared to 2017, for 2018 Biltmore Fashion Park saw a major drop in sales per square foot. I wonder what was the reason for the huge decrease.

The biggest winner for 2018 was Kierland Commons which saw the largest increase in sales per square foot. Scottsdale Fashion Square, Arrowhead Towne Center, Chandler Fashion Center, SanTan Village, and Desert Sky Mall also saw increases. Superstition Springs Center saw a slight decrease in sales per square foot but saw an increase in occupancy. Paradise Valley Mall remains listed as under redevelopment and sales per square foot and occupancy numbers are still not available.

I'm sure the Apple Store closing was a big part of the decline. I'm actually really surprised Apple couldn't keep the Biltmore location open after opening the Fashion Square store, seemed like the demand would be there.

That sounds quite plausible. I'm disappointed that Apple now has five stores in the Phoenix Metro Area, but not a single one within Phoenix city limits.

The Apple store was the only reason I ever went to the Biltmore and even then it was a once a year excursion at best.

All the restaurants people go to in Fashion Park are on the outer perimeter of the mall. Sales might better if the shopping and restaurant spaces were more integrated. As it is now, you can eat at Biltmore Fashion Park without have to pass by a single retail store.

The upcoming addition of Life Time Fitness is just going to worsen the parking situation there, which could also contribute to a future decline in sales.

The majority of the people in the Phoenix area are not in the city of Phoenix. It’s better to put stores closer to where the shoppers are.

What?? More people live in Phoenix than any other city in the metro area - by a LONG shot.

In addition, people often cross municipal boundaries to shop. Given Phoenix's central location and status as major employment center, a store within Phoenix city limits is not a bad proposition.

My statement is factually accurate as well. There is simply no logic to new2colo’s point.

I agree with you. As the region's largest city with a population of a million-and-a-half, Phoenix certainly seems an appropriate location for an Apple store somewhere within its boundaries.
