Mid century or mid century modern? Just because it’s from somewhere near the 1950s doesn’t mean anything. If it’s done up and dialed in like the two examples I posted, you’ll likely be pleasantly surprised when you go to sell it. People are going nuts for these. A friend lives in the little pocket of Havers near Indian School and 44th St and is constantly getting unsolicited offers on his place.

Mid Century Modern. Yes I know that pocket of Havers and it is in high demand. I just think location trumps style. I wouldn't get so hung up on style.

I think you should. Style sells. The second link I posted is just in from 19th Ave, very close to Christown. It had multiple offers almost as soon as it hit the MLS and will sell for well over asking.

This one is in Sunnyslope and sold for $313/sq ft. https://www.redfin.com/AZ/Phoenix/37.../home/28280301

Location is king to some, but style seems to supersede for enough buyers that these homes are garnering a premium.

That's the thing, you overpay for it on the front end so you don't necessarily realize the gains. Real Estate to me is just business. I like having a MCM in my portfolio but if someone came knocking with a stupid high offer, it's gone

I try to take all emotion out of Real Estate except maybe my personal residence where I overpay for value in use type items

Fine, but I’m not talking about getting emotionally invested. I’m simply pointing out the fact that “stylish” homes do not tend to alienate the buyer pool as the poster above suggested. To the contrary, they are pulling in quite the premium, irrespective of location.

Adobe or the Spanish style haciendas are the most beautiful to me. Love modern too. Drive along Shea or Greenway from 51 to 101 and you will see many unique homes. Lincoln drive or up central ave as well.

Meh...I don't see the appeal either. Looks like someone put a bunch of boxes together. My son likes those boxy houses...he kept commenting on them when we were in LA. Seems to be all the rage with the CA tear-down crowd. Destroy a perfectly nice mid-century bungalow in Melrose for a shipping container.

I think that house is way cool, but I'd never want that location. The point being, uniqueness sells here and as shown, for a premium.

I don't understand why colors such as pink and teal are acceptable in Florida but not in Arizona. Is it the more tropical atmosphere?
