I am currently a first time homebuyer on a limited budget and I would like to get a single family home in a safe area of town under 240k. I am looking at some of the neighborhoods on the west side of 85345 specifically around Northern and 112th ave and they are in my price range. What are the longterm consequences of living next to the landfill and gravel mine and the northern parkway construction? How close is too close? Any idea what this side of town is going to be like in the next 20 years?

Depending on where you work, I can think of a handful of much better areas. I wouldn't live there, nor would I recommend anyone live there.

Isn't that the area they still want to expand Northern? That existing road is the worst.

Don't move there. They are working on the Northern parkway and eventually it's going to go all the way through to the 101. Right now they've almost finished widening from Dysart to where you're thinking of buying. The construction was long overdue and now at least the flooding in the wash has been fixed. But they will be widening it all the way to the Loop 101 and I feel really sorry for the people living there now.

So many better areas.
