Are there actually homes available for $200k & under? As hot as the market here is, especially in 55+ communities, I’d think finding something for anything less than $300k would be difficult.

Yep the average price right now is around $355.000. Our neighbors house just sold for $640,000 and it was on the market for 4 hours before it sold. Several others in the area have sold recently between $500,000 and $600,000.

Nothing in grand under $200k and I think the last time I looked there was 1 house for sale under $300k...out of 10,000 homes LOL

I'm not sure how such inflated prices for homes in the Sun Cities can continue year after year. Granted there are retirees that can afford to pay such ridiculous prices for a home. However there is only so many retirees that can afford to. So eventually those homes worth $150,000 that are selling for $250,000 and above in Sun City and Sun City West, are going to sit there for awhile waiting for a buyer.

Granted its nice there but with that type of heat for that much of the year. Things just don't add up for paying those high prices for a home. Really one has to admit people are really allowing themselves to be royally taken advantage of. It's happening here in Florida also, but evidently not to the level it has there. Seems to be an extreme there.

id be surprised if you could find one inhabitable for 250k..probably closer to 350k now..

That's really a shame because those homes are not worth it. I've been looking at them on the internet. My sister has been talking about retiring in that area. I told her I don't think it's going to be possible for her. The home prices are way out of her reach.

yeah, its crazy what some of these places are selling for now a days; definitely not worth it, unless you are comparing it to SOCal or similarly overpriced real estate..

OP, I'll tell you what my SIL did that you may want to consider doing. She put her household goods in a pod and sold her house in Colorado (in 1 day) and then went to the Villages (wife and I with her) and bought a house there. Her pod arrives today.

If you don't mind sharing why the move from central Florida to Sun City, I would appreciate it. We were impressed with central Florida around Ocala and The Villages although I don't do well with humidity and the occasional hurricane is also a downer.

This has been beaten to death, but a home is worth what someone is willing to pay. Who are you to make the determination that a specific home is only worth $150,000, when it's listed for $250,000?
