Distance to shopping? To Scottsdale, Phoenix etc. We are retired living in NC. Family is all out west. LA, and Albuquerque. Not feeling NM, forget Cali. Thoughts. Surprise? San Tan Valley? spend 450,000 ? thoughts? Spent time in Scottsdale in the late 80s , I know things have changed. Where would you say hey this is where I would live in the area. Thanks.

Words are only able to fill in the gap once you physically have your feet on the ground and visit. Shy of that, you cannot put the words into perspective.

I wouldn't live in any of those places for free. That likely doesn't translate to you. You'll need to provide more about what you're looking for to get any meaningful feedback.

In order of desirability: Surprise, STV, Wickenburg

I wouldn't choose either, but if you are retired and don't care about employment I could see how they would work for you.

If your idea of shopping is Wal-Mart: CHECK
If your idea of dining is chain fast food: CHECK

Between those 3, Surprise is the only one with decent medical nearby, which is important for retirement. The other two, you are driving 60+ min to see a specialist.

Wickenburg has nicer scenery, but a meth problem.

If you can budget 450k, there are much better areas. Look at Sun Lakes, Chandler, Gilbert, South Scottsdale

I wouldn't want to live in any of the areas. Too far removed from most amenities.

Thanks , my thoughts. Yep chandler, s Scottsdale. I remember a drive we took from Scottsdale to Apache Junction in 1982. I can imagine what it would be like today .

Whatever you remember of Scottsdale from the late '80s has completely changed. Multi-story condos now line Scottsdale road with no setback. Looks like it's turning into the LA area. I grew up in Scottsdale in the '60s so I'm biased.

I'm currently living in Chandler and love it. Everything I need is within a 5-6 mile bubble. Downtown Phoenix is 30-40 minutes away and old town Scottsdale is a short 20 minute drive.

Perhaps, some place more fashionable like Casa Grande? The exhurbs are the most vulnerable in a housing market crash.

The best place west of Phoenix is Verrado, and I believe it to be superior to Wickenberg and Surprise. If you are over 55, you’ve also got the option of Victory at Verrado.

Do not buy anything on the west side without checking out Verrado first.

San Tan Valley is a decent option if you need to be in the East Valley.

When I lived in Surprise, we had 400+ tricker-or-treaters in Marley Park (sister DMB development to Verado). One year, which was on a weekend, we passed out 700 pieces to 700 kids. My point is Verado is very family orientated. Victory (the 55+ section) would be the only section that I would remotely consider. But in 2021, $450K won't buy you much. That ship (affordability in the active adult areas) has sailed.

Wickenburg has the Trilogy / Shea area. Again, very nice. That whole Wickenburg location area is laidback.

The OP needs boots on the ground. All of the typing in the world won't be a substitute for personal experience.
