No, I wouldn't buy there because there are more LDS there than The Bubble, I wouldn't buy a house on expansive clay soil, anywhere. It's a lot more important than HVAC or appliance.. or even roofing. No telling how much worse it would be if there were some Texas like freezes.

OMG, global warming is coming to Gilbert too, along with LDS/sinking soil, and now global warming?
thats it, I'm moving to Duluth!

Alrighty then... Where are your suggestions to buy a house? Minimum 2500sq ft, 4+/3, pool, great schools, young professional families, $500-650,000

Scottsdale or Central Phoenix (Madison District), but the budget may be tight.

No commute, so prefer outside of Phoenix proper. All areas of Scottsdale?

Other than downtown, Phoenix proper is just like any other suburb, but with better homes (non-tract for the most part), mature landscaping, and centrally located.

For Scottsdale, 85258 and north.

i called on the Tackonite mines for years north of Duluth, and, aside from -40 zero temps in the winter, I used to really enjoy those trips..now, not so much!

I've been to Duluth, ate pizza at a place right there at the harbor, near a bridge. Saw the ore handling infrastructure, quite a treat for a railroad hugger like me. If you like big water, it's the place. Has a steep hill on one side, reminded me very much of San Francisco, at a tenth of the price; all it needs are cable cars. Winters are another topic.
