Going to spend the winter in the valley and we're looking at 1. North Phoenix, just off I-17 in an area called Country Gables (off Greenway rd). 2. Apache Junction on the far west side. 3. Johnson Ranch in San Tan valley.

I would say, with kids, safety is our main priority. We don't mind driving around to get what we need, as we'd only leave the house a few times a week.

No idea which is safer, but gun to my head I would imagine San Tan Valley is safer. Lots of retirees out there mixed with young families and not much else.

My first choice of the 3 would be Greenway/I-17 for proximity to things and I would not consider AJ at all.

We stayed in Gilbert last year and liked it a lot. Unfortunately nothing is available there.

Country Gables is just the other side of I-17 from Moon Valley. More "city" than the other two, but still safe, peaceful, and a lot closer to almost everything.

I take it back. That sounds nice. Greenway and the 17 and I was picturing trailer parks and old somewhat unkempt older houses. That would be my choice of the three based on centrality alone. I wouldn’t even consider San Tan nor AJ to be the valley at all, being in Pinal County.

I too would stay clear of Pinal County. Forgetting that it is farther out, the low cost can attract a “unique” demographic. YMMV. Both of those choices are nothing like Gilbert. Greenway and the 17 would be my choice out of the three.

From my research, anything close to the 17 is higher-risk. Safety being my priority, I think I'll continue my search.

It's not a particularly affluent area, but none of your choices are. Despite that, I don't think safety is a concern. It's not like you're looking in gang-infested areas or anything. For a vacation rental, you'll be just fine. Apache Junction may be a different story given all the tweakers.
