Right, like a “Republican mayor” has a magic wand to eliminate the homelessness. The blinding bias that people have is wild. With that said, I too love it there but Encinitas is the dream for me.

Those two cities really bleed together and if I was house hunting I'd look in both. One of my best friends lives in Encinitas. Carlsbad just has better beach access. They also share a school district in areas.

Do you have any idea what the property taxes might be on a $2M property? With this appreciation, I have about $2M in value between a couple of homes and I don't want to pull out of savings. Plus, myy property taxes are around $8K total between the two homes. But my assessed values are way off. Still, $10K tops when things get accurate.

That whole CA prop 13 crap means the new people subsize the old timers. I get why they did it. But when peoples home values skyrocket, that means they are not "priced out". Rather, their net worth jumped. If they want to stay, then they need to pull $$'s out of their home to pay their (fairshare) taxes.

KRAMERKAT we love SD as well! Seriously toyed with the idea of relocating there, but eventually nixed the idea for various reasons. It is expensive but if you can swing it I say go for it!

I don't have a number to give you, but you can usually look up property taxes on individual properties as you look. My parents rental home in OC was our family home purchased around 40 years ago and isn't comparable to what you would pay. Some of these areas may also have mello-roos taxes which are like a CFD which is added to the property taxes.

It looks like they are 1.25% of the value http://www.welcometosandiego.com/for...erty-tax-info/ or $25K. Gulp! After a super quick look, $2M doesn't get you anything special. But I don't need anything too big any more. If I shed a home, I get rid of maintance. Like a new air and furnace ($10K) that is due on our 2000 built MN home. It all adds up I guess... One home is appealing. And CA has it going on!
