Yeah, as soon as I posted it, it was taken down. Which makes more sense than that price.

Yeah that looks way too overpriced, it looks like it was delisted today.

I don't know about over priced per se...this one is just down the street and sold for $1.4M

The one I posted was supposedly under contract at over $1.9 before they removed it.
But you're right, everything is relative.

Sterling Grove is the nicest hood in Surprise. It's a premium lot on the course and with a pool. If I was a Surprise doctor or owned a business in Surprise, Sterling Grove would be the neighborhood that I would live in. $1.4M isn't that big of a stretch. Pluck that house in our neighborhood on the Northeast side of town and it would be about $2.2M(ish). Maybe more.

Understood...just saying that a home on the same street isn't out of line @ $1.7M if a similar home sold for $1.4M in 2021.

Sterling Grove must be at least 90% occupied by people who just moved here from out of state and don't know any better. Why anyone in their right mind would spend about $1.5 million to live in Surprise is beyond me. I guess like MN said, if you are a local doctor or business owner, then it makes sense. Other than that, it has to be people from out of state that look at a map of Phoenix Metro and think "Surprise doesn't look too far out there...."

In reality, the Phoenix market was undervalued for too long. I truly believe that while some home prices & rents did increase a bit too much recently, the overall values are now more reflective of what a large growing city in high demand should be like. What needs to happen now is wages increasing with the cost of living. This is something which could happen in greater numbers if more corporate giants were based here that offer higher paying positions (other than service level, warehouse, or back office).
