Hi, I have a house in PHX that is mostly unoccupied.

It has an old swamp cooler on the roof and a new heat pump. The swamp cooler has not been run in 8+ years.

Do you think it would be wise to refurb or replace the swamp cooler to cut down on my electric bills during the non-monsoon months?

The roof also needs to be replaced. Would I need to take care of replacing the swamp cooler before I get the roof replaced to avoid tearing up the new shingles?

When we were kids we used to leave a window open a crack when we had the cooler on which is not a good idea when the house is unoccupied for obvious reasons!

Any suggestions would be very much appreciated!

Replacing the swamp cooler sounds like a good idea. There is something you can install in your ceiling that allows the exhaust to blow into the attic. A brand name is UpDux. This allows you to lock your windows.

Your roof may have damage from the old swamp cooler. Check that first and that may decide for you which to do first. A friend had a leak in their roof and drips from the swamp cooler messed up a couple rafters. You would want tp make sure the rafters and deck are in good shape before installing a new cooler.
