Hey everyone-

Do any of you have recommendations for a resource in Phoenix where I could start to find foreclosed condos/townhomes? Whether it's a government website or a realtor or just a place I could write to, that would be fantastic.

We are looking into purchasing a small place and our upper budget is only around $40,000 (otherwise we plan to rent an apartment for 2.5 years while I attend MWU). The problem is that with such a low price, the commission/fees for the realtor are hardly worth their time, which is what our last realtor told us.

We don't mind looking on our own if there is some place where we can find a list of addresses on foreclosed properties.

As for the area, we're hoping to stay within 10-15mi of MWU, which includes Glendale and some of eastern Surprise.

There are thousands of transactions below 40,000. Fire your realtor. I just saw agents get 2000 on a 18,500 sale. There are people that only do rentals, that still make good money.

Oh, that realtor is already gone! The problem is that my family and I live in CO and we don't know of any good realtors in that area who might specialize in smaller properties at that price range... hoping that someone on here has a recommendation or even simply a place to start researching.

It helps a lot if you know specifically what you want. There is a SFR around the corner from me for 39,900. The ad says not for the faint hearted. Beautiful lot, tons of potential.

Well ideally I'd like a 2 bedroom place that is close to (or truly is) move-in ready. I know a lot of owners tend to take out their frustrations on a foreclosed property by punching holes in walls and such, so I'm not expecting it to be perfect by any means. But your listing that says it requires someone who isn't faint of heart might not be the right one for me.

So my list of "features" in order of importance:
- 2 bedrooms (size can absolutely vary as long as I can have a separate bedroom and office for myself)
- Washer/dryer hookups or already in unit
- Newer windows (for A/C efficiency)
- Covered parking
- Fitness room on site
- Pool on site or in neighborhood community
- Within 15 miles of MWU
- Gated entry, if possible

There are several communities in North Phoenix that are within 15 minutes of Midwestern U.

Mountain View Lakes, North Parc, Ramblewood. While not luxurious, they are practical, safe and affordable.
