what are the tax consequences for a canadian purchasing property in Arizona?

should we take title of the property? treat it as a 2nd home? vacation property? investment?

and where would we register this?

how does having a 50% partner affect our situation?

our intent is to use the home for personal use, but we just don't wanna end up paying taxes to the US govt and then once again to the canadian govt when we go to sell in 10-15 yrs.

I know i should consult a professional so i'm not gonna hold anyone to anything thet say here, just gathering info at this time.
