Here is a link to my video on YouTube that I filmed on the morning we left our rental then moved to Colorado...


YouTube - Condition of Rental Property

Every inch of this home was cleaned PERFECT which the video will show...the property management company with held $376 of my $1,050 "Security Deposit" to do cleaning and such.

If you view the video you will find out which Property Management Company to avoid...I won't say here since I don't want to violate any terms of use.

This company has been unwilling to do the right thing...I have filed a formal complaint with the Better Business Bureau as well as contacted the City Of Surprise Landlord/Tenant Mediator...I have also sent the link, puchase contract and itemization of deductions to "3 On Your Side" which loves to expose SCAMS.

Incidently their rating with the BBB is a B-...they have 13 complaints.

I am in the Mortgage Business and I am so sick of people trying to screw so many others especially in the tough economic times..it pains me to think this company is doing this to other families probably alot worse off than mine.

Anyways...if you find yourself looking at companies to use, just avoid this one...sorry, I don't have any others I can refer.

I had to pay a $300 nonrefundable "cleaning deposit". Did they itemize the expenses?

I would take it to small claims since you have the video. Let them know you have it to. Maybe they will back down and not want to spend the money to goto court.

Sure it was not a pet deposit? ( saw the cage) sometimes those are non refundable.

I had the same problem with The Golba Group, they gave me a filthy house that I have pictures of and we cleaned ours perfectly when we moved and they wouldn't give us our deposit back. They also make you pay a 300.00 non-refundable cleaning deposit and they don't clean. These people are the bigest idiots and the biggest ripoffs in rental.

Good luck in CO!

Hope things are going well for your family.

My wife and I are landlords, and wish our tenants would keep their place clean like you do.

2 problems.

1. The closet doors that were removed.

2. 2 small pieces of "furniture" in the garage.

Your attitude that someone else could use 'em is justified. I wouldn't charge ya for re-installation, etc.

I'd find a use for those "other" things. Especially the DTV dish. Wouldn't consider charging you for disposal.

Not that you can "fix" this now, but I'm pretty sure AZ law states that a final walk - thru with the landlord is necessary if they want to charge you. This gives you a chance to fix or clean.

"Google" AZ tenant rights/ laws.

Pain in the arse, as you're now out of state. Hardly worth coming back here to sue for $376. But....there are certain provisions in AZ law that enable you to sue and receive double what was withheld from your security deposit.

As a young lad renting apartments, I've had some terrible landlords; never dealt with a property management company. As a landlord, I try to be as fair as possible, because I've "been there".

Hoping things are going smoothly in your new digs.....
