OP, the worst I have seen, I think, are kids from surrounding neighborhoods accessing the playgrounds. Of course, this is a stereotypical assumption

Copper Leaf also has a community pool as well. I must warn you, due to this, HOA is very high. I pay a little over $110/month.

That HOA is a piece of cake ....I know someone here in LA (a condo in Century City) who pays an HOA of nearly $900 a month...now that's obscene!

OUCH, Calipoppy, I agree. That's a mortgage payment.

Sometimes when I'm kinda bored I watch HGTV's House Hunters and am amazed at some of the HOA Dues, especially in the high-rise apartment condos.

I've lived in Copper Leaf for 5 years now, and it's been a great neighborhood. I've noticed a great improvement in the surrounding areas since we've moved in. When we first moved here in 2005 we often heard gunshots from the surrounding neighborhoods at night; but since a few years ago, now we don't hear any at all. We have great relationships with our neighbors, and love to go to the community parks and ride our bikes around.

Hello!

Really appreciate all the in put. We are from snowy/cold Minnesota & would really like to purchase a condo to use off & on throughout the year as an escape & then retire out there eventually. The area has condo's that are so reasonable & want to hear what people think. Any info is appreciated!!

Default Opinion needed from residents of Copper Leaf in Phoenix in 2011

The posts about Copper Leaf were posted in 2009. I'm curious to know what happened to that neighborhood since then. I'm a female moving out to AZ and will be living on my own. I went to visit that property in Feb and thought the homes were nice. While many, many people have told me to stay away, I'm reading many posts, here, from residents that state otherwise.
So in 2011, what is Copper Leaf like? OK for a female living on her own to live there safely?

The values certainly have went downhill - the OP was looking at 2 bed 2 bath units for $79k in 11/2009, a quick check of the MLS shows several units under $60k.. (one at $52k!)

the pictures certainly look good...


anyone currently living there care to chime in with their experiences?

I was wondering if any long time Copper Leaf owners could answer some questions I have. I previous poster mentioned the HOA rate as being just over $110 per month. Is this still the case, and has it changed over time? Secondly, as someone who likes it quiet and, after several years of living in apartment complexes, is rather tired of being woken up at least once per week at 7am by the shrill screams of leaf blowers, I'd like to know to what extent blowers are used in that community, and if yes, if any rules are being observed that limit use of blowers to certain times of the day.
