Hello,
I am an investor from Canada and am looking for a few investment / rental properties in Las Vegas and / or Phoenix. As a Canadian I don’t have too much info re USA real estate; so I appreciate if you can kindly provide some feedback:
1) What do you think about these two cities (Las Vegas & Phoenix)? Which one has more promising future in term of real estate appreciation and in which I might have a better chance to rent my properties?
2) What is the best area(s) for investment in Phoenix?
3) In what area of Phoenix rentals are more required?

While others here might offer better advice on where to buy let me say as an out-of-state inventor myself one the biggest hurdles after buyng is finding decent property management. Many property managers handle 70-100 homes and getting them to simply take or return calls is often difficult.

Sad to say but I wouldn't recommend buying anything in AZ until you first find a reliable property management company. Of course this isn’t easy because they all pretty much give the same spiel when trying to sign you up.

Yet without a solid recommendation from someone already using a property management company you’re taking a chance which might not be too much of a problem if you live in the area but if you’re out of State (to say nothing of in another country..) forget it.

You’re just asking for trouble.
