I made an offer today on a property a mile north of Union Hills and east of 34th st. Although not official yet, the agent told me that the offer will be accepted so my question is, is there something I need to worry about in this area?

Maybe I should have asked that question before I made the offer but I really liked the property and the neighborhood and thought there was enough of a buffer between that area and the Square (about 3 miles) so I made an offer a day after I saw it.

I live much closer to "the square" than that, and have no problems. .. you should be fine, "the square" is the last thing I would worry about.

I live in that area and absolutely love it. Love the hiking trails, and my neighbors are great. The trail that runs along the canal will take you all the way to Tatum and beyond if you like exploring. I've walked all the way to Horse Lover's Park on more than one occasion. Watch out for the critters though. We have rabbits, squirrels, raccoons (yes, I said raccoons), coyotes, owls, hawks, and other small birds of prey (kestrils). Be wary if you have small animals. The few cats I've seen running loose in my neighborhood don't last long. I also find rabbit parts on my walks quite frequently. You'll hear the coyotes howling at night and occasionally hear owls hooting. I have seen two bee swarms in the neighborhood in the summer. I had to build an above ground garden to protect my veggies from those wascially wabbits. Freeway noise is minimal despite the close proximity to the freeways. Good luck and enjoy!

Thank you so much for these valuable information. I have a question for you about that trail on the canal; have you seen people riding bikes (bicycles) on it? I work close to Mayo Clinic and I was thinking if that canal would be suitable for riding. It would make my ride a faster and a lot safer than taking regular street.

Not on that particular stretch but in other area's of the canal so I imagine it wouldn't be all too different. It shouldn't be too difficult to ride your bike out to 56th street.

just wondering if the CAP allows people on its banks....

it usually seems so fenced, inaccessible, and locked-up when I go by a stretch of it....

I know the normal SRP in-town canals are a biker's and jogger's heaven

I live near Mayo Clinic. I hear the coyotes just about daily, and occasionally an owl. They must live in the fenced in canal area. I don't think you can bike down the canal around here-it is fenced off. It should be an easy commute on bike tho using surface streets. However, when it hits 110+, I would rethink the bike thing, at least for the afternoon/evening commute. ;-)
