It is kind of a perfect storm (or I guess an alignment of planets, or whatever the positive version of the metaphor would be). We dodged the housing bubble, and are just now naturally coming out from the shadow of the steel bust, and there happen to be some new things coming along (such as Marcellus) . . . all while much of the rest of the country is struggling in one way or another.

Crises are often turning points for long term trends. Places like Baltimore, Philadelphia, Milwaukee had been prosperous places up until the depression and few saw the long term declines coming. Its certainly possible this crisis will change some trends which people have taken for granted since then.

Indeed. In particular there were some trends being driven by a cycle of housing construction => jobs => immigration/migration => housing construction. And I think it is an open question whether in some places that cycle has just been paused, or rather extinguished.
