672 Evergreen Avenue is a possible flood risk. The creek crosses the road a block away.

Look for higher ground. You don't need to be too far up. Just slightly up a few feet from the low areas is good enough to avoid flooding.

1009 Norwich looks like a good buy at the listed $64,900, but I'm not sure what is meant by "**Short Sale-Written Bank Approval Required**". According to the County assessment page it last sold for $104,000 in 2005, so something appears to be up. The picture on the assessment page is nicer than the one taken by the realty company, which is kind of weird: County Image.

305 Evergreen Ave, Pittsburgh, PA 15209 MLS# 905457 - Zillow in Millvale looks pretty nice on the inside. Plus, it's from 1887...wow! There seem to be more to choose from within the budget you set in Millvale, too.

Maybe you said it already and I overlooked, but when do you want to buy a house? ASAP?

The one listed for about $20,000.00 on Stanton I've already viewed. The front porch and foyer are totally slanted. The house needs to be jacked up. Otherwise, it's probably a steal of a deal. I'm already knee-deep in rehabs so I'll pass on that one. Here are the ones I do like:

BROOKLINE:

I like the house on Pioneer. I don't know anything about Brookline really though.

I also like the Bauerlein house in Millvale. If living in Millvale I would not live on Evergreen or Grant--that's just me though.

I figured there was something going on with that house on Stanton for 18k. If I was any good at projects it would interest me--but I am not.

Although Evergreen is generally "in the run" that nice brick house is near a slope, and the actual creek crosses the street up the block, and is even on the far side of North at that point. From what I can tell from this map, it's just outside the flood zone. So you should be fine. I say go for it.

As to the other houses, I like the Bauerlein house the most in Millvale. Brick is always nicer than siding, although I have to admit I would pass up any house with wrong-sized windows patched in unless I had the resources to restore it. The other ones are butt-ugly.

For Brookline, Pioneer by a mile.

I think you are picking houses on main roads. Evergreen and Pioneer are both main roads.

Where do you live? Does that make a difference if your family is close by or not?

I would vote for Brookline. Millvale may be "trendier" but the housing stock is better in Brookline and I like the business district better.

Brick is definitely preferential. So Evergreen is really a busy road?

It's not a highway. You'll have traffic, but it's not like 18 wheelers go down there. At night, you won't have any traffic while sleeping.

I think you will find much nicer houses if you return to your original 80,000 budget. Homes, around 50,000 are either not in the greatest areas (bad neighborhood or busy road) or they need a fair amount of work.
