Whoa and wow, can't believe it's been four (4) years since I've moved to Perry Hilltop. Here are my impressions of it thus far:

PROs:
The real estate is still reasonable. But I am seeing less for under $20,000.00 than I did 4 years ago. Are prices really rising?
10 minutes to Downtown and 10 minutes to West View without traffic jams
Relative proximity to McBlight road
The Casino (although this could easily go into the Cons!)
Surprisingly quiet. It feels like the country and nobody ever bothers me here.
We finally have Verizon FiOS at long last! Although, it seems real super expensive, ugh!

CONs:

Ever escalating utility bills
Potentially massive property tax reassessment
The wildlife problem (raccoons, groundhogs, deer, wild turkeys, etc)
Not very walkable to amenities
Still many eyesores but I do see some streets starting to clean up including my own! (Pats himself on the back)

You know the only reason it doesn't take off is because of the hill. Walking and cycling to the city isn't an easy one, BUT it would be very healthy to do that walk all the time. I think Perry Hilltop is a great value and yeah, it does have a little bit of a country feel somehow. I used to live on Clayton Ave years ago in that home that can be seen from all over the place.

Some of the houses on Clayton have an enviable view of Downtown and other houses on Clayton need a bit of TLC. Yes, I'm being a wee tad bit diplomatic on the latter. Oh, one of the other negatives about the area is the poor conditions of the roads. My brother freaks out every time he comes close to bottoming out at the bottom of my street. He is finally starting to get the hang of it all. Although, the city recently repaved parts of Perrysville Avenue.

I've yet to bike all the way up Perrysville. It would be a brutal daily commute, haha, but I love to bike up to Riverview Park from the Brighton Heights side and then come down Perrysville onto Federal. That's such a fun and beautiful little ride. Plus, if you go to the river trail from there and take it through to Lawrenceville or the Strip, you really get a sense of how unique and wonderful our little city is. That's got to be one of my favorite little mini-trips in the whole city.

Some fantasize about sipping Pina Coladas on the beach with Gisele Bundchen (sorry Tom Brady) and others fantasize about a "San Francisco" like Trolley line from West View down Perrysville Avenue through Federal up to Downtown.

Apparently, between 6-8pm on Wednesday, January 16th, 2013 at 2801 N. Charles Street there will be a "Perry Hilltop Citizens' Council" meeting. I am so pleased such an organization actually exists. When I first moved here I had tried contacting them but to no avail. Turns out there is even a website The Perry Hilltop Citizens Council (PHCC) - well paint me green!
