We finally settled on a business plan that excites everyone involved. I'm in the process of trying to locate the rental. Students will be a portion of our customers, not the main draw but it will be an advantage to be near them. We want Oakland but the rent is super high. I'm looking at Downtown, which has Point Park and Duquesne. I'm just wondering if Pitt students take the bus downtown. Would they take the bus downtown for a destination that appeals to them? I might bite the bullet and due Oakland anyway. I'm just checking out my options.

I see people who look like they are students getting on the 61s and 71s to go downtown. This is in the morning and is more common during the summer. They tend to be dressed such that I assume they have jobs downtown. I'm never in the right places to see in the evening.

Have you actually been downtown during the day on weekends when the weather is nice?

I can't imagine what kind of business you would want to start there, unless it catered to office workers M-F, 8AM-5PM.

I'll go stake the area out over the next month. I also need to check out parking. We're not planning to open until the end of the summer. I have a couple of months.

Does anyone know a good commercial agent? The one I used last time was okay but nothing special. That was quite a few years ago.

I'm considering other areas too. I'm just trying to make a determination on downtown.

I asked some recent Pitt grads. They went downtown mainly for concerts and sporting events.

This. Downtown is not a preferred area by Pitt students.

As for Pitt students unless it is something extremely compelling I don't see them coming downtown in any significant number to make a difference business wise. I mean, they don't even go to Pitt football games when free transportation straight there is offered.

It is compelling. Since they're not my main target, I may scrap the area completely. I'm just trying to see the difference between opening away from college students and opening near them. I don't care if they venture to me if I'm elsewhere. I'm just trying to determine if it's worth it to be near them if it costs X more. If the additional student customers potential sales exceeds the additional rent, I may consider it. But I also need to know that it won't hinder my main target and that's where parking is an issue. I have a lot more research to do.

I'm leaning towards Lawrenceville if I can find the right space. I'm also considering areas outside of the city.
