Hi,

I'm really not familiar with areas east of the City of Pittsburgh. I'm more of a North Side & North Hills kinda guy. So please forgive my ignorance. But what's the scoop with Churchill and Wilkins Township? Gilmore Acres? Any good?

I know the school district: Woodlands isn't as bad as Wilkinsburg or certain City of Pittsburgh schools but I know it is by no means Fox Chapel status. *insert laughter here*

From what I've been told, once upon a time Churchill was considered an extremely desirable and sought after place to call home. What happened? What's going on there?

Lastly, could this be a good deal: 15 Garden Ter, Pittsburgh, PA 15221 - Zillow ? Because I see two (2) other houses on the same street. One for about 87k and another for 135k. That seems all over the map for the same street. Any help would be greatly appreciated and valued. Thank you very much.

So really the major drawback is in fact the school district otherwise the area is by no means like the worst part of Penn Hills?

Never mind.

The worst part of Churchill is better than the best part of Penn Hills.

I have relatives in Churchill who bought a beautiful home before the school district fiasco happened. They didn't move because they didn't have kids, but their property value was definitely affected.

How are property values now? Have they stabilized? Because for example on Garden Terrace I see prices ranging from 70k to 140k? That's a big gulf for a single street.

You need to search the neighborhood and check the trends. Easy to do with the county website, just check home prices of properties near you and look at the sales history.

Makes sense, seems to be a solid street from the sales data. But a bit odd to find such a wide gap in current asking prices.

Oh, I also forgot to ask, how does Churchill itself stack up against Forrest Hills? I think they share the same school district: Woodland Hills.

Lower values in housing, except for a few streets. All my friends there sent their kids to Central Catholic. I lived in Forest Hills back in the (gulp) 70's. Had a great apartment, close to downtown, and close to Vincent's Pizza!!!!!

Ah, the good old old days.
