Dont know about the value....But putting in a row of pines always kills noise and cleans the air from the roadway fumes. You could turn it into a rental and sell it in 25 years.(just a thought)

I think it depends on where the home is located too. My husband and I went for a walk in Edgewood and I asked him how come I can hear the ocean. He laughed and told me that was the parkway. It sounded like ocean waves to me...but you know what? Homes in Edgewood sell quickly. If the price is right and it is a desirable neighborhood someone will buy the home. We lost our dreamhome b/c our offer wasn't accepted. It was right there practically on the parkway. I don't mind not having a yard. Frankly I prefer not to have one. I think for most ppl if their dream home is near the parkway so be it!

Most people prefer to buy a normal house with a yard in a normal neighborhood with only conventional noise. Almost nobody wants to buy a home near a noisy parkway and with no yard. When you are ready to sell your prospective buyers are slim to none.
