OP here. Thanks for all the advice. It does douns like a win/win as one poster put it. Definitely reinforced what I initially thought:

Greenfield = Not the prettiest houses (looks like siding salesmen made a fortune there), however I have seen quite a few that are move in ready and just need some updating of walls/kitchen, etc. Again, safe investment... solid organic growth. And the hills will keep us fit.

Northside = Contentious opinions on neighborhood. Do love the housing stock and like vibrancy of the neighborhood. I am just worried that so much of it depends on the city government taking action to clean up the projects, develop certain areas, etc. Seem like the future potential is built into alot of the housing prices, too.

Brookline = Hadn't given it much thought before. Saw how close it was to Carrick and figured it wasn't so great. will take a peek.

Brookline is close to Carrick, but for some reason Rt. 51 seems to be made of lava and really keeps those issues from spreading any farther south. Also being backed up against Mt. Lebo and Dormont really does help Brookline stay in the condition it is.

The hills and the fact that walking across 51 in most places would be a sort of pedestrian Russian Roulette makes Carrick not really seem all that close psychologically even though it is physically.
