Wow, that's an amazing transformation. Thanks for linking the alleyway. That first house is adorable!

If he's doing a 1,200 sqft house, he's not too far out of the ballpark if he can find the land within a reasonable price. He could save money by having a contractor build the shell and finishing the interior himself. It's possible enough that it's worth investigating.

There are fixed costs that are the same whether you build a 3000 sq ft house or a 1200 sq ft house. Foundation, sewer and water lines, gas service, lot, etc.

Also, you can't finance a ground up construction that only ends up being half completed. you'd need cash to do that because no bank is going to take a risk on financing a diy home construction project and most contractors will not sign a guarantee with a bank if the homeowner is going to do half of the work.

I could be wrong, but I have a feeling the OP doesn't need a loan since he says he plans to "invest" 150k.

Yes, I definitely need a loan. I have no idea about procedures of buying or building a home here. That is why I asked for your help. Thanks a lot!
