Yeah its odd, but true. I think one reason for it is that there is very little motivation for property owners to fix up their property. If they do anything significant then the city will reappraise their property and they'll have to pay higher property tax. In many cases the increase in rent received due to the updates may not match the increase in property tax.

Anyhow, one critical issue when considering property in Pittsburgh is the property tax. What may be economically viable in other cities just won't work in Pittsburgh due to the high property taxes. On the other hand I really think there is a market for good apartments in Pittsburgh, I can only think of two companies that have nice apartments: Franklin West and Walnut Capital. Most of the others are pretty much slum lords.

I found that statement interesting. We had not sold our home prior to moving, so we needed to find a house to rent, and Craigslist was our best bet. I found a place that looked great through Walnut Capital, but all I got was an answering machine. It was crunch time and a weekend.

My husband had spent the day with a real estate agent looking at a bunch of houses to rent. I was 400 miles away, and had no clue about Pittsburgh. I did a little research, called a guy that had his cell phone listed on Walnut, and low & behold, he had an aunt that had a duplex in Regent Square that was available. Great price and a nice place.

We are not renting through Walnut, but though an agent's family connections.

We are now looking to buy in Squirrel Hill, and we have asked the Walnut Realtor to help us find the right house. He was available at the drop of a hat on a Saturday night, and had no idea if we were serious or not.

From a most of my life non-renters point of view, Walnut seems to do a good job. Disclaimer: I do not live in one of their properties.

I agree Pittsburgh is a great place for rental properties for the simple fact that Pgh has a stable realestate market. The realestate market in Pgh very rarely goes up or down. I'm a investor from Pgh with over a hundred listing of vacant property info all throughout the Pgh area. if anyone is looking for properties in the Pgh area e-mail me at newimagehomeconstruction@yahoo.com

The housing market has been down since 2005 and is just sinking lower...check how long the listings are up! Taxes are high, roads are a mess(I was just there)weather is gloomy and unless you plan on using the public schools and hostpitals, why Pittsburgh??
