Hi Everyone,

I am looking for a home and I cannot decide between Lincoln Place (15207) and Brighton Heights (15212). Could you give me some advice?

With those as the two options, I'd clearly choose Brighton Heights. It has moderately more chance of seeing significant appreciation. Plus the housing stock is generally nicer, and there are at least some local businesses.

Depends on where you will be working.

If your gig is in the Mon Valley or the East End, Lincoln Place has a lot to be said for it as far commuting.

If you'll be working in town, or points north and west, Brighton Heights is cool

Also, Lincoln Place is a bit more positive as far as schools, LP kids are assigned to Alderdice, better than the North Side schools.

Thank you very much Eschaton and I_Like_Spam. Your suggestions are very helpful. My son likes Colfax K-8 and he wants to stays there. Could you please give me some suggestions which areas I should look for a home so that he can continue going to Colfax and later to Alderdice? I mean a home in a safe neighborhood and it is NOT expensive. I am a home starter. Thanks a lot.

Hrrm...if you already have a kid in Colfax K-8, I'm not so sure I would move.

If you moved to Lincoln Place, your son would indeed be able to to go to Allderdice still for high school. However, they would go to Mifflin for K-8, which is an acceptable, but not an amazing school. A lot of Hazelwood now goes there - I haven't heard of the same kind of tensions that Minadeo K-5 has.

Brighton Heights K-8 option (Morrow) has historically been a bit lower regarded school, but is seen to be modestly on the upswing lately. Still, in inverse to Lincoln Place, the local high school is generally seen as unacceptable.

The only way you can ensure your son stays at Colfax is to look within the Colfax feeder pattern. This means (roughly) Shadyside, Squirrel Hill north of the tunnel, parts of Point Breeze/Point Breeze North west of S Dallas, East Liberty south of Penn Avenue, and a few bits and bobs in "Greater Homewood (mostly Homewood West)." You might be able to find something affordable (but small/dated) in Squirrel Hill (as long as you consider this affordable), and occasionally a fixer-upper in the right portion of Point Breeze North comes on the market. I wouldn't consider moving to Homewood just for the schools.

If you can't find a house within your price range for Colfax, look in Greenfield. He won't be attending Colfax, but I believe Greenfield feeds into Alderdice, which means he'll see all of the Colfax students again in high school.
