My son and I are heading off to Tampa, and we cant wait! I am about to put the house on the market, may even do it myself, in the next week or so. I was wondering what would be the fastest way to sell it... I know the market is not the best for selling, but considering Cranberry is booming, especially with the westinghouse jobs, maybe I will get lucky.

I thought of a couple ideas, see what you think..

1- someone give me the cash I want, as a down payment and take over my payments until they obtain their own mortgage. I think that is a good idea. helps out everyone.

2- Sell it a bit below the appraised value to make it a better deal.

My mortgage company is not likely to write me 2 mortgages, so I figured the first way is the best to get me down there and into something fast. I have had several job offers down there for far more than I get here, plus I hate the cold...

My son is 16, and I have no plans to go into a house down there, just a mobile. I will be happy that way.

any thoughts are appreciated...

I definitly wouldn't take the cash as a down payment until they get their own mortgage...that's just my own opinion. Whose to say that they won't just walk away from that after they've gotten their money worth. I wouldn't jeopardize my credit for someone else.

You could list at a price below your asking price, but I wouldn't make that your first choice. You said that the market is ok where you are...then why don't you try listing at what your home is worth (or what you think you could get for it)...you definitly don't want to loose money if you don't have to! Maybe you could move to Tampa and rent a cheap place til you sell your current for what you think you can get. That way you don't have to settle.

I gave the idea some thought as to just putting the house on the market and moving down there and get set up. I really cant afford to do that on one income. It would be way too much money...between the rent and a mortgage...thats why I was being creative as well.

Im will be moving to Pittsburg in the next few months and am in the market for a home.... I hear cranberry is a great place...what are you looking to sell for?
