There is no law for landlord entry, i give a weeks notice if i need in for furnace cleanings and things like that. It is worth reading over the security deposit laws if you are a tenent, alot of landlords dont follow the rules. This will give you a starting point for research Pennsylvania Landlord-Tenant Laws

I was surprised to find that there doesn't seem to be any law requiring notice to enter in PA (and I couldn't find anything more local either.) Certainly in many other states and localities, tenant protections are more stringent. I guess your lease is the enforcing document in this case.

Here's the law, albeit from a non-government source. (Hopefully that's a static link, not specific to my visit to the site.)

https://govt.westlaw.com/pac/Browse/...8sc.Default%29

U of Pittsburgh's Web site <http://www.ocl.pitt.edu/tenants-rights> says stuff they don't substantiate and that I don't believe. Shame on you, Pitt; ever hear of citing sources? But here's that, for what it's worth: "Quiet enjoyment is the right to peaceful possession of the property you leased. Generally, a landlord cannot interfere with your possession and use of the property by harassing you in person or by telephone or by entering or allowing others to enter your apartment without reasonable notice and for legitimate purpose such as repairs, emergencies, or showing the apartment to prospective tenants."

If you think that the landlord is snooping past reasonable inspection, maybe set up a nanny cam or Web cam to document it? But you might still have to get a lawyer and have a case, to get satisfaction. Pittsburgh lacks any tenants' right organizations that I could find.

SCR, does your lease say that you must *keep* or *maintain* the premises in good condition? If so, maybe your wacky landlady can demand the repairs even before you move out.

**I'm not a lawyer. This is not legal advice, just me talkin'.**

When I was an undergrad there, I remember that in one of their glossy 'welcome to hell' brochure, it was actually stated that Oakland was a 'suburb' of Pittsburgh, that Toronto was in Quebec, and that there was one incline.

You require citing of sources?!? What are you, literate?!?

Right to quiet enjoyment is pretty basic property law stuff. "Reasonable notice" is not defined in PA law though and is situational specific.

No one fights this stuff because you have to a) pay a lawyer and b) what are your damages?
