Based on what you are saying OP, it's a slam dunk for Mt. Lebanon. Grit your teeth and pay the premium, even if it takes you a while to find something for the right price.

I totally agree with Mt. Lebanon. It is a wonderful town, has a T station and lots of neat places to eat. We eat at Cous Cous and love it, along with Little Toyko,

I'm going to have to agree with others here. Mt. Lebanon sounds like a good fit- good schools, T accessible, Uptown area, and there are deals to be had when it comes to houses. I grew up in Mt. Lebanon and just bought my first home there with my fiance. We walk everywhere- bars, restaurants, community events. I absolutely love it, but I probably am a bit biased. Look for homes close to the Dormont boarder. Feel free to send me a private message with any questions. I know the house buying process can be a bit stressful. Bethel Park also has some homes on the T line and in general it seems to be a bit more affordable, but a longer commute. Good luck!
