Most neighborhoods are full of Pittsburgh natives.

Maybe the older generation. It's very diluted here nowadays among the younger demographics.

FWIW my friend and I just got yinzed by my next door neighbor in Lawrenceville this afternoon. There are plenty of old time Pittsburghers amongst the transplants even here.

But the numbers are sinking steadily, particularly in "hot" neighborhoods like Lawrenceville.

The taxes are still low enough here that the natives aren't leaving en masse, but houses are for sale and people are leaving at a steady pace.

Oh there's yinzers up here, trust me. It's still a very salt of the earth community. On my block we've got firefighters, police officers, sanitation workers, janitors and small time contractors. And a lot of families have been here for a couple generations already and not going anywhere.

Based on the PGH SNAP report, Bon Air has a population of 800 people with just under 400 households. Those households are 85% owner occupied with an average of 15 years of residence. With such a small group of people with a vested interest in the neighborhood I see no reason to think that Bon Air's decline is inevitable. It's certainly possible, but it wouldn't take a whole lot of effort from the community to keep out most crime and blight.

Can you generally tell me where your "block" is? I ask because I grow increasingly frustrated with the home search. To me, its more than the structure - its convenience, quality of neighbors (do they care to keep their place CLEAN?, etc.), bus service, and so on. Are you in the South Side Slopes?

Stanton Heights is in the East End, between Lawrenceville and Morningside.

I know - I'm sorry. The post YOU were responding to mentioned the southern hilltop neighborhoods. So my fatigued mind made it a sub-thread discussion about the South Side Slopes.

I do like parts of Stanton Heights, but with only that 87 bus, forget it.
