I'm moving to Pittsburgh from LA at the end of November. We looked in USC and Mt. Lebo but couldn't find anything livable for less than $200,000. When you throw in the taxes in those areas it just wasn't going to work for us.

We chose Ross Township in North Hills. Great school district, more affordable homes, nice community, close to shopping and downtown. The commute from the west/south is pretty brutal, from what I hear. I'll be saving about 10-15 minutes just by coming from the North. The houses are a bit older in that area, but I like that...more character.

That's true, the areas we've been talking about are a bit more affluent. I'd say the average house in Peter's Township is around 400K, and many are in the 6-700K range. I'm sure there are less expensive properties around, but the newer ones average at least 400K without a finished basement or any upgrades. I'd say you'd have to spend at least 650K for a nice, decent, finished house here.

We just closed today on our house in Peter's Township, McMurray. We moved from Philadelphia. We went through all the same stuff... Mt. Lebo, UPS... We are VERY pleased with our choice. Dollar to dollar Peter's was a best choice for us. When you factor in taxes. We were able to buy more house, more land, more garage space, better neighborhood because we spent more on the house and less on taxes. In Mt. Lebo, when you are spending $500/mnth or more in taxes, that cuts into the mortgage. We didn't even escrow anything because its so affordable. Drive around, get a feel for the area's. We spent low to mid 200's and remember prices are falling too so its easier to find a deal. We have a 2.5 integral garage, awesome yard, 3 bdrms, 3 full baths, full finished basement, heated sunroom, great houses with great prices are out there. The inventory in Peter's is so much less than Mt. Lebo. Lot's to look at Mt. Lebo, not so with Peter's. I could go on an on about it. As I started... loved Peter's and thrilled with our new home. I see the term integral garage a lot -- what is that?

I'd guess an integral garage is part of the house, rather than a seperate structure.

That right!! Thanks -- I had forgotten... attached garages. Mine is detached. (Not to mention was made to hold a Model T... LOL)

Integral means it is below the house, like a part of the basement. An attached garage normally has a much larger basement because it doesn't include part of the garage.

Much clearer -- thanks so much.

I guess I'm always looking at Ranch houses with the garages to the side, which would simply be attached -- no basement underneath.

Are people still making gamerooms out of the basements?

Oh yeah! gamerooms, putting greens, bedrooms, kitchens theater rooms, music rooms, bathrooms, dens, storage, etc. (I just described ours!) Basements are a big deal out here. Our's is like a first floor! We have an attached garage.
