There must still be some profitability out there as I had a client sign a new multi - million dollar lease on their property the first of this year (lucky him as he paid virtually nothing for the property 15 years ago) for Utica drilling which is set to commence soon.
I don't pretend to understand the economics of commodities as I thought the rug had been pulled out from under new gas wells,

Is the city of Washington seeing any revitalization or increase in desirability since the apartment boom started?

No. As usual it's all greenfield development that's destroying open space in surrounding townships. This state has a fetish for urban sprawl.

People have a right to live where they want. Nobody should be forced to be confined to an area. Not everyone desires a certain area...however, if you want to attract people to an area you prefer, that area needs to fit ones wants and needs. Desireability builds a population. Make it desirable and people will come.

The booming heroin economy in Washington proper isn't very attractive to most new homebuyers ...

This.

I always find it interesting when those who leave what they consider a non desirable area and move to what they consider is more desirable, that everyone should live there as though those of us who have been around the area all our lives don't already know about the area.

Everyone has different standards of living. I'm not very familiar with all areas of Washington but I do know there are areas that have all but no desireability.

Greenfield development and urban sprawl increase our fossil fuel dependency, which, in turn, emits greater numbers of greenhouse gases that pollute our environment. Keep on pretending global climate change is a myth, though.

Ignoring the point that you completely ignored what I was actually saying, how do you know there's is a net increase in greenhouse gases being produced? Given the sparse employment in Washington itself I would assume most of these people moving into these homes work outside of the 'city' & thus are likely reducing their commutes & driving less. Likewise the new homes are assuredly much more energy efficient then the old homes in town cutting down on energy waste. Both of these measures cut fossil fuel use.
