rental housing is getting more expensive just about everywhere. New construction costs make it basically impossible to build and not charge in those price ranges. A 2x4 costs the same in pittsburgh as it does in washington county. the land is the only real price difference and is a small drop in the bucket of a large apartment complex

You'll be surprised what they charge even for dumps in the city of Washington. Rentals that were $400 a couple of years ago are now $650 and above.

I believe all the areas mentioned are along the Racetrack Road corridor. Peters and Cecil get mentioned a lot in WashCo but North Strabane is truly booming right now and has been for the past ten years for those paying attention. Canon-Mac gets shuffled to the back of the conversation when stacked against it's quad-A rivals up route 19 (Peters, USC, Bethel, Mt Lebo) but it's a solid school district that spits out a handful of CMU/MIT worthy students every year and occasionally an Ivy Leaguer.

The whole 19 corridor from Donaldson's Crossroads to 70/79 has seen nonstop growth the past 10-15 years and Southpointe can be thrown into that mix. The traffic around Donaldson's Crossroads in McMurray these days and around Southpointe at rush hour makes me feel more and more that the whole area is turning into the Cranberry of the South Hills.

I read somewhere that the average rental in the US is $1180. And that number tends to never go down, only up.

Considering its new, luxury, convenient area, around 30 minutes to da 'burgh, etc..., I'm not surprised by that rent and expect the units to do well...especially if it's becoming the Cranberry of the South Hills.

The distance to the city isn't so important. I was shocked when a friend who moved out of the county stated that he doesn't want to drive to the city because there is no point to it. Pittsburgh has set itself up to push people away to the burbs. The growth will continue in Washington County. The days of Pittsburgh only having a first tier of suburbs that depended upon the city is long gone. The second and third tier burbs have taken over.
