After the completion of the new PNC Tower on Wood St. it's been all quiet, which is sad. I'd personally love to see some taller buildings (500ft+) added to downtown.

Piatt said the developers are “strongly leaning” toward condominiums rather than apartments, with prices starting under $300,000 and averaging in the low $400,000s.

I don't see this in Pittsburgh. We have high end condos with for sale signs that haven't been taken down or turned into rentals. I'm constantly looking at rentals and I see more of these completed high end condos going up for rent.

There's basically nothing in the works. A few projects have been floated, but unless a major employer chooses to move here there's no demand for new anchor tenants in downtown high rises, meaning there's no market for new commercial high rise structures. I don't think this says anything particular about Pittsburgh - it's just that higher-end corporate jobs (which tend to be what is needed for new commercial high rise buildings) are hyper-concentrating in the biggest cities in the country. Pittsburgh just can't attract new Fortune 500 companies, any more than any smaller city lacking a major international airport can.

The only new construction projects of note I can think of going on Downtown right now are the Holiday Inn Express in First Side, the new Point Park theater, and the parking garage (with added apartments eventually, hopefully) on the old Saks site.

I think the Eighth & Penn apartment project might be transformative, once it's on the market, because it will show that CBD residential rents have risen high enough to warrant new steel-frame apartment buildings Downtown. This could result in a lot of the remaining vacant lots downtown filling in pretty quickly. I wouldn't expect the buildings in question would be that tall however, maybe 20 stories tops. I think the future of Downtown in general is going to be less white collar office space, and more housing and hotels.

Why is it sad? Most cities don't crank out 500 ft towers regularly.

Downtown currently feels one giant construction site. I suppose if your measure of progress is skyscrapers, you might be disappointed. But it's hard to walk around the Golden Triangle without walking straight into some type of construction project.

Downtown, Oakland, East Liberty and Baum Blvd. feel like a giant construction zone. And I believe they have started work on the 18-ish story apartment building at Centre & Craig. The parking lot at the corner is ripped out already. They're pretty far along on that massive apartment building on Forbes in Oakland, and construction cranes are in place at CMU to build their new Tepper Quad and on Baum at Graham for a seven or eight story apartment building.

Construction on Baumhaus in Friendship is also underway, and that building looks like it will be fairly tall. The residential rental market here is booming.

A high-rise proposed for the Strip next to The Savoy was scrapped, unfortunately. I know some of my Polish Hill yuppie neighbors were NIMBY's towards that project "affecting views" and "ruining the character of the neighborhood" and whatnot.

I figured I was lucky to watch the recent PNC building go up outside of my office as I doubt Ill see another go up.

I'm sure there will be some development out of all the proposals that are out there sometime in the future. But I think it will be a while before we see something that changes the skyline significantly as the new PNC building did.
