There are a couple really interesting and old stone houses in the neighborhood. One is the John Woods House, c. 1790s, and the other is a large undocumented stone house off 2nd Avenue in the Glenwood part.

Nice to be able to hope Hazelwood can mount a comeback. I used to hang out there in the early 80's quite a bit. It is awful hard to think of the area w/o the Mill chugging along 24/7. Could really be nice.

How do you get to Scotch Bottom? I'm not too familiar with Hazlewood so you'll have to forgive my ignorance.

just go down second and turn in 1 of 3 places.

1. right at jozshas, and follow the little road behind it/next to the almono fence/barricade.
2. right at tecumseh
3. right at elizabeth

most of hazelwood is going up the hill away from the river, but the lower part is an interesting place. smack next to the development, not huge (4x4 blocks more or less), and a ton of little homes that need a lot of work but wouldn't be that expensive with their smaller size, easy access, a lot of flat roofs.




An interesting side note is, there is exactly 0 residential houses active right now in Hazelwood in the MLS. None. Its not a huge neighborhood but its not that tiny.


Obviously it is not booming as far as real estate prices just yet but in the past 3 years anyone who was paying attention (so like 3 of us) has seen a DRASTIC change.

for instance the listing agent for a very nice house on Gertrude 3 years ago got totally crushed by his fellow agents in his office for taking a listing in Hazelwood, then having the gall to put it up for 80k. NOthing sold there for over 50k before that..
Well he got full price. Then 2 more went for around the same price (and a 3rd went fairly high on Johnston, probably nicest house of the bunch just the agent wasn't very good..Owner in florida so didn't pay attention, and the agent took 15k less so she could have both sides of the deal)

3 years later this house right next door, which needs 100k work, is selling for what very livable houses were 3 years ago

There's also a pedestrian foot bridge on Melancthon Street over the rail line. I always wonder how any people really use that.

I'm under the impression that this has been mostly investors and landlords, but without going into the individual houses and checking the property records I think it would be hard to tell.
