recently look into mt. washington and after some basic research it seems I want stay close to either Grandview or Shiloh, if i had to choose between close to Grandview and Skookum Field or close to Shiloh, which one has better housing and neighborhood?

Or if anyone willing to provide more insight regarding Mt. Washington housing
how bad is snow and hills in winter time?
is neighborhood fairly active?
what kinda occupants generally stay in mt. washington?

most of the area around shiloh is zoned either R2 or commercial. There are a lot of small multifamily buildings and its a mostly renter focused area. this is also the most convenient part of the neighborhood as far as walkability goes. The renter demographic is mostly younger professionals in this portion with a bit of long term natives/working class and some college kids mixed in.

the area by skookum field is in Duquesne heights and that portion is pretty much family and long term resident. The exception to this is the newer Bradley st development which has single family homes that have been selling from the high 400k's to 600k range. this is mostly established professionals or older empty nest individuals moving back to the city.

snow is not a huge deal. sycamore and mccardle are typically cleared pretty quickly. some of the back/side streets don't get treated right away, but if you have awd or 4wd its not that big of a deal.

the business district is decently active. somewhat quiet during the week and can get pretty hectic some weekends mainly during the summer. You get a lot of tourists and both the summit bar and Coughlins tend to draw crowds.

overall its a great neighborhood. I've lived here since late 2011 and don't really see leaving in the near term.

It varies quite a bit based on amenities and how updated the units are. 700-1000 for a 1 bed and 1000-1500 for 2 bedroom is pretty much the vast majority of the market. there are a few above and below on occasion but thats pretty much the range.

so it's safe to say 2 bedrooms with basic amenities, but nothing fancy is expecting $1000+ in rent?
i assume tenants pay electric and gas like most rentals, how about water/sewer?

-yes

-if utilities are split then its common practice that the tenants pay it. Water/sewer is rarely split and is most often on the landlord. If its a single family home, then all utilities are usually on the tenant.
