I don't really see a singular "Big Neighborhood" coming out of nowhere. there are so many areas of the city that are improving currently that I see it just continuing across the board. Just about all the suggestions thus far can be labeled as already well on their way in terms of improvement, development, investment, values, etc. Each area has its own potential and hurdles, but overall I think each will be much better and greatly more expensive when looking back from 2030.

the only areas that I think would be a "came out of nowhere" type situation would be any of the west end neighborhoods. however, I think I have a better shot of winning the Powerball jackpot within 10 years than sheraden has at becoming the next big thing.

Picking a potential "winner" for the West End is hard. Most of the neighborhoods are either too rapidly in decline, or too functionally suburban/far away from everything to really hold much appeal. The only places that have a chance really are the West End Village itself (which would take a critical mass of interesting destination businesses relocating there, similar to Allentown) and maybe Elliott.

Fair enough. There has been some discussion of inner ring suburbs in this thread, but once you're getting into other counties, that's different territory.

I wonder if we should have a second thread about the next big "suburb?" Of course there's two ways to interpret this. One is the Millvales of the world, which aren't seeing much (if any) growth as of yet, but are getting hipper and more upscale. The other is the edge of the metro where greenfield development continues to take place.

That would be great actually. Might want to distinguish between suburbs and exurbs or outer lying areas? Or maybe just leave it open.
