I would like to thank everyone for the responses and suggestions. I now have a list of city names to look into, which is difficult when only looking at Zillow. It is incredibly difficult to determine if an area is worth looking into when living across the country. We used to live in Chambersburg so we have a little experience with older cities, including older housing stock; however, sometimes it's difficult to determine if something is older or simply run-down or unsafe.

Yes, like today we went for a 3 mile walk. Its kinda cold (30) but just threw on a sweathshirt and hat, I was fine. In the heat, you can only take off so much clothing and really it doesnt help. All just preferences.

More Urban or Rural? There is also somewhere like Sewickley, it is easy drive to the airport. It has a great downtown area with on of our favorite dog parks nearby. 300-400k there is possible but just need to keep an eye. I love that area but it is more small town feel to me yet still not bad to get into the city for all it has.

I would think maybe any of the following. All should be well under 1hr, really 1hr outside of rush hour time you could be almost anywhere but even at a bad time all of these should be under an hour.

Close to the airport you have Moon/Coraopolis to the north of the airport or Imperial to the south. Imperial I would say is more newish construction, walkable but not really to much of anything. Moon/Coraopolis has a little more around with Moon Park, again walkable but the business area is more strip mall type down University Dr and also more College students w/ RMU. All easy commutes to the airport depending which side you need to be at.

A more desirable area would be Sewickley or Edgewood, pricier but still would be some homes in that range. Sewickley has a nice downtown area and also one of our favorite dog parks. We often walk downtown there, they put on some nice events.

Next you could drive down 65 a little south to Ben Avon/Emsworth/Avalon/Bellevue. Ben Avon/Emsworth are nice, small business area with a coffee shop/diner, a few other professional business and parks. Bellevue gets a little more urban with a large more official downtown business area but 300-400k would be a top home there and not much right now.
