which as a city dweller in my opinion is a good thing because you get to the top of this list by building massive new ryan home type housing developments in the exurbs which add to the regional population but do nothing for the culture

of course having the cultural district closed and restrictions on bar, restaurants and clubs also does nothing for the culture - if we stay on the lockdown path eventually downtown and the southside will be extensions of the rundown mon valley, but i still prefer that over living in sprawl where you need a car to go anywhere

You are more savvy with posting that I. For a metro this size and the age of the housing I wholeheartedly disagree with you that it is a good thing. I took the time to drive around Allegheny, westmoreland and Washington county yesterday. I did the big loop from Allison Park headed east and then southwest before circling back. Some observations I made while driving.

1. This region is in dire need of new single family housing. Housing is really looking old and ramshackle.
2. I am not sure if it is due to just Covid but there are so many vacant commercial properties of all types with for sale or for rent signs posted on the property.
3. And also through my observations with all of that I would not be surprised if this metro is 50-100K less in population now than it was in 2010.

It is also surprising to see the amount of vacant buildings on Rte. 8 from etna up and even into butler county. No question this metro is struggling economically. And I think that has a lot to do with why there is little single family construction. And it’s increased the prices on old housing in desirable areas.

I think if you have a decent paying job to afford a desirable area you are one of the lucky ones.

Well, the fact that Fuhrer Wolf's edicts caused the loss of 500k jobs in this state (per his own Department of Labor and Industry) over the last year certainly wont be helping things..
I wonder how many of those folks are heading for freedom and economic prosperity in Florida and Texas?

I think the economy was very fragile here for years and years. People were moving to Florida and Texas long before MAGA and the Virus showed up. Texans are now seeing their homeowners policies balloon and there is much fallout between the Governors orders and private business. I don’t think it’s gonna be a happy ending for his political career down there. As bad as Wolf has been with the shutdowns I think Abbott has been a complete failure with the winter weather. Him and Wolf are the lowlights of both parties showing poor leadership.

But as I said the Pittsburgh economy has been very fragile for decades. We came out of the last recession unscathed. The pandemic has crushed this area. I’m not sure what the final census numbers are going to be but I wouldn’t be shocked if they were terrible. I had hopes into 2018 that it wouldn’t be bad, but after driving around yesterday through three counties “good” areas are looking worn out. I’m worried that the pandemic is the death stab to the Pittsburgh metro. I’ve never seen so many commercial buildings vacant, for sale and for rent. It just feels like nobody is home (less people). I hope I’m wrong but boy things don’t visually look too good. Housing is falling apart and unkept in good areas. It just looks like the money and people have left the area.

Yes three weeks ago. It was a ghost town other than the Original Oyster House.
