I find this quite interesting. It has pretty much been a flatline the last 6-years.

By the same token the Cleveland metro which is smaller in size because it excludes Akron has about 2-3 times new single family home construction that Pittsburgh has.

This came up on Nullspace, while that was still being updated. I might ask him if he has learned anything new. To me, that still looks like a time series with a data discontinuity if some sort. That is, something like a changed definition or fixing an error or making a new error.

I think that is wishful thinking. It looks like it’s been a flatline. Not a lot of new construction happening around these parts. Hence the reason old houses in a decent hood are fetching insane prices.

It’s probably too cost prohibitive to build here anymore and those looking can’t afford it (lower than average wages). Couple that with a declining metro population. There is a disinvestment in new housing for sure. That isn’t a good thing either.

It very much looks like a flatline, starting on January 1, 2015. Before that, it looks like a completely different line (as in a different regression line) with a lot more seasonal variation in addition to just a higher average level. That is a very sharp break. It's what you would see if something fundamental changed in the local economy almost exactly on January 1, 2015 (if the drop were spread over even a couple of months, there would be two time points on the slope down), something more profound and longer lasting than the 2008 housing crisis. Or what you would see if somebody changed what was being measured. I can't prove if either of those is right (or something I have not thought of), but that's a break that requires explanation.
